Welcome to the Belle Terra community!

Belle Terra is a community of luxury single-family homes located within the booming high-tech corridor of Northern Virginia. Within Belle Terra, nature and community have been perfectly blended to set the tone for fine living. Our community offers a natural environment of rolling hills, old-growth forest and small lakes, yet still offers convenient access to shopping, major highways, parks and Dulles Airport. Our community is also only a mile from the future location of the Dulles Metro Station.

Belle Terra consists of four distinct neighborhoods:


The Park is a neighborhood of 110 luxury estate homes with lot sizes starting at the half-acre mark.
 
 
 
This neighborhood of 50 luxury estate homes is tucked away in a secluded woodland setting and features large, half-acre-plus home sites.
 

The Lakes is a secluded neighborhood of 66 luxury estate homes on half-acre-plus home sites.
 
 
 
The Reserve is our newest neighborhood and is currently under construction. This community will consist of 43 single-family homes on smaller home sites.
 
 
HOA Notices Next Board Meeting: June 18, 2009 
 
Board Meeting Canceled: The board meeting scheduled for May 28, 2009 has been canceled. Only two of the board members could make the meting, which is not enough to form a quorum.
 
Special Board Meeting: The Board of Directors for the Belle Terra HOA is holding a special board meeting tonight at the residence of HOA President Dan Goodrich, on Saturday May 2 at 7:00 PM. The primary issue being considered at the board meeting is the allocation of funds to enable our engineering consultant, Greg Budnick, to assist the HOA in preparing a preliminary grant application for federal money for community improvements. This special board meeting was requested by David Keener, after he became aware of a viable grant program with a looming deadline of May 8th for preliminary applications.


The grant program is federally funded and is called the "Safe, Accountable, Flexible, Efficient Transportation Equity Act - A Legacy for Users," generally referred to by its acronym of SAFETEA-LU. Each year, they distribute approximately 1.3 million dollars in the Northern Virginia area. The selection of final applications and distribution of money is handled by Loudoun County.
 
Dan Goodrich Wins Election: At the Belle Terra HOA Annual Meeting, Dan Goodrich won the election for the Park Director seat on the board. This is Dan's second term on the board. Each term lasts for three years. In addition to the election, the preliminary Master Plan for the Belle Terra community was introduced to residents. Board members have been working on the plan in conjunction with a civil engineering consultant named Greg Budnick. Mr. Budnick has also been retained to assist the HOA with the bond release process, and will help ensure that developers meet their obligations to the community.

Latest Community News

2009 Tree Planting Initiative: Many thanks to the volunteers who helped plant trees in the Park and the Lakes neighborhoods. We eventually got almost all of the trees planted (barring only a few that were non-viable). This was all made possible by a Loudoun County grant identified by board member David Keener. Many thanks to David Keener for arranging for Belle Terra to participate in this initiative.

According to David Keener, "Loudoun County is trying to make this an annual program. Given that Belle Terra has 20 acres of common area, reforesting a significant portion of our common area will beautify the community, help out ecologically, enhance the effectiveness of our water usage, and may eventually reduce the costs we pay for common area maintenance. Best yet, the program is free."

 
Trees Planted: 275 - Only 125 to Go: We had even more tress planted on Saturday, April 25th, by volunteers from the community. This brings the total number of trees planted to 275, compliments of Loudoun County's free seedlings program. All trees have thus far been planted in the Park in the gap between the two sections of Belle Terra Drive. The areas where trees have been planted have been outlined with stakes and pink tape. The marked areas will no longer be mowed in order to provide: 1) shelter for the growing trees, and 2) an improved drainage profile which will reduce or eliminate erosion.
 
Pool Membership for 2009: Loudoun Valley estates, a neighboring community, has extended an offer to Belle Terra residents to purchase memberships which will allow residents to use their pools, which will be open from Memorial Day weekend through Labor Day. For $500, purchasers will receive pool passes for every family member, two guest passes, access to two full-size pools, access to two wading pools, access to swimming lessons and swim team eligibility. There are a limited number of memberships available, so call Loudoun Valley Estates at (703) 729-4146 if you're interested. Membership will require payment, a signed agreement and you'll need to sit for a photograph for the 2009 passes.
